Rules and Regulations

Every tenant at D Highway Storage agrees to a straightforward set of rules and regulations when signing a lease. These guidelines protect your belongings, keep the facility secure, and make sure every renter in Farmington, MO has a fair, predictable experience. Read through the policies below before you move in, or use them as a refresher if you’re already storing with us.

Facility Usage & Storage Terms

Your storage unit is for personal or business storage only. It is not a residence, workspace, or retail space.

  • No living, sleeping, or overnight stays in any unit, regardless of size.
  • No operating a business out of your unit, including manufacturing, repair work, or retail sales.
  • No subletting, sharing, or transferring your unit to another party without written approval from management.
  • Units must be used solely for storing goods that belong to the named tenant on the lease.
  • Tenants are responsible for keeping their space clean and free of pests, debris, or standing water.

Prohibited Items

For the safety of the entire facility, certain items cannot be stored under any circumstances. This is one of the most important rules and regulation categories tenants need to understand before loading a unit.

Strictly prohibited:

  • Illegal substances, stolen property, or any item connected to unlawful activity
  • Explosives, fireworks, ammunition, or firearms components
  • Flammable, combustible, or hazardous materials (gasoline, propane, chemicals, solvents, oil-based paints)
  • Perishable food, plants, or anything that attracts insects or rodents
  • Living animals of any kind
  • Wet or waterlogged items that promote mold growth

Value limits: D Highway Storage does not accept liability for high-value items such as jewelry, cash, rare collectibles, or irreplaceable documents. Tenants storing goods above standard insurance thresholds should carry independent coverage or ask our staff about protection options.

Access Hours, Gate Security & Driveway Protocol

The facility operates on a gated-access system to keep units secure and limit entry to authorized tenants only.

  • Access hours: 6:00 AM to 9:00 PM, 365 days a year, including holidays.
  • Your personal gate code is confidential. Do not share it with anyone outside your household or authorized users on your lease.
  • One vehicle at a time is permitted through the gate per code entry, do not let unauthorized vehicles “tailgate” behind you.
  • Drive slowly through the property (5 mph maximum) and stay on marked driveways.
  • Park only in designated areas; never block another tenant’s unit, a fire lane, or the driveway.
  • The gate and video surveillance system assist with security but do not guarantee against loss or theft. Tenants store at their own risk and are encouraged to review our FAQs for more detail on security expectations.

Payments, Fees & Overlocks

Timely payment keeps your account in good standing and your unit accessible.

  • Rent is due monthly on the date specified in your lease agreement.
  • Accepted payment methods include major cards and online payment through your tenant portal; ask our office about additional options.
  • Late payments accrue fees as outlined in your signed rental agreement.
  • Accounts that fall significantly past due are subject to an overlock, restricting access until the balance is resolved.
  • Continued non-payment may result in the unit being declared in default and proceeding to auction in accordance with Missouri lien law.
  • Tenants are responsible for using their own lock; management does not hold spare keys or override tenant locks except in the case of default procedures.

If you anticipate a late payment or need to discuss your account, contact our team before the due date, we’d rather work with you than escalate to fees.

Climate-Controlled vs. Standard Units Disclaimer

D Highway Storage offers both drive-up and climate-controlled units so tenants can choose the level of protection their belongings need.

  • Climate-controlled units regulate temperature and humidity but do not guarantee a fixed indoor climate identical to a home or office.
  • Standard drive-up units are exposed to outdoor temperature swings, humidity, and seasonal weather; they are not recommended for items sensitive to heat, cold, or moisture.
  • Tenants storing electronics, wood furniture, photographs, instruments, or documents should select a climate-controlled unit and are responsible for choosing the appropriate unit type for their belongings.

Conduct & Law Enforcement Cooperation

D Highway Storage maintains a respectful, safe environment for every tenant on the property.

  • Abusive, threatening, or disruptive behavior toward staff or other tenants will not be tolerated and may result in lease termination.
  • Smoking, open flames, and unauthorized alterations to units or the property are not permitted.
  • Children must be supervised at all times while on the premises.
  • Management fully cooperates with local law enforcement and will provide access, records, or surveillance footage as required by a valid legal request or warrant.
  • Any activity suspected to violate state or federal law will be reported immediately.
